Missoni Debuts in Portugal With Aroeira Collections: Thirty Percent Already Reserved

Norfin has begun construction on Aroeira Collections by Missoni, marking the Italian fashion house’s first hospitality-focused branded residence project in Portugal. Works started in early September at the 350-hectare development in Herdade da Aroeira, approximately 30 minutes from Lisbon’s city centre.

Set within Aroeira’s landscape of cliffs, dunes, pine forests, and Atlantic coastline, Aroeira Collections Hotel sits at the heart of the development. The hotel features one- and two-bedroom units operating on a resort model, providing services to both visitors and residents. Its elevated design, wrapped in a wooden mesh façade, blends into the pine canopy while preserving uninterrupted sight lines to the landscape.

Properties

Houses:

Two-, three-, and four-bedroom homes positioned among the pines and built with materials that reflect the surrounding environment.

Villas:

Twenty-eight villas ranging from one to five bedrooms, located on an untouched area bordered on three sides by golf greens.

  • Eight premium villas overlook the golf course.

  • Twenty serviced villas are integrated into the hospitality resort with Missoni-designed interiors featuring pieces from Atelier Daciano da Costa.

  • Split-level layouts open living areas to light and views, while lower levels lead to private patios with dipping pools.

Apartments:

Forty two- and three-bedroom apartments located at the edges of the development, designed as pieds-à-terre, holiday getaways, or guest suites—for permanent residence or investment.

Residents can walk to the onsite restaurant, greengrocer, swimming pool, and wellness centre. This southern European lifestyle emphasises community, social interaction, leisure, and family. A biophilic approach replaces gates and fences with plants and pathways, and gardens transition naturally into woodland.

Architectural Design

Chief architect Ana Costa, working alongside Pedro Domingos and João Favila Meneses, leads the project. Costa and Favila Meneses were recently awarded the Valmor Award, Portugal’s most prestigious architectural distinction.

The architectural approach prioritises integration with the coastal landscape and minimal intervention in nature. Natural materials such as wood and stone echo the local cliffs and vegetation. Buildings employ site-specific solutions—the hotel’s raised structure maintains views, while houses and villas use split-level designs to follow the local topography.

Interiors & Design Partnerships

Missoni brings its signature patterns, colour palettes, and timeless elegance to both residences and hospitality spaces. Hotel rooms feature floor-to-ceiling windows framing pine canopy views, with Missoni interiors incorporating azure tones inspired by the Atlantic.

The development includes a collaboration with Atelier Daciano da Costa, founded by one of Portugal’s most influential designers, known for interiors such as the Gulbenkian and the Lisbon National Library. Ana Costa, Daciano da Costa’s daughter, plans to reissue furniture from the studio, integrating re-editions of classic Portuguese pieces throughout the residences.

A standout highlight is the Poltrona Daciano da Costa, a classic chair upholstered in Missoni fabrics—symbolising the shared commitment to craftsmanship and design continuity.

Leisure & Lifestyle Infrastructure

The development includes:

  • Two PGA-branded golf courses operating as PGA Aroeira Lisbon

  • A new clubhouse

  • Spa and wellness centre

  • Swimming pools

  • Tennis and padel courts

  • Restaurants

The masterplan places all facilities within walking distance to support a fully walkable, resort-style community. Early buyers are predominantly Portuguese investors, some acquiring units for permanent residence. Both national and international interest continues to grow.

Initial project completion is expected by the end of 2028, creating employment during construction and in long-term operations, while strengthening tourism infrastructure across Almada and Costa da Caparica. A showroom is open onsite beside the PGA 1 golf clubhouse for viewings and project information.

Other Design Features

  • The project incorporates the local vernacular, courtyards, patios, rooftops, and blurred indoor-outdoor spaces.

  • Materials are chosen to age naturally and harmonise with the landscape.

  • Landscaping uses endemic species including aroeira (strawberry tree), honeysuckle, thyme, lavender, rosemary, and bay, avoiding non-native soils.

  • The hotel is designed to meet LEED certification standards.

  • Garden ceramics use raw tones and water-green glazes, grounding the interiors in nature while Missoni’s bold style brings character and cultural depth.

Aroeira’s pine forest forms part of an ancient woodland stretching along the Atlantic Coast. The project aims to regenerate the landscape by integrating architecture with nature; the hardy, drought-tolerant aroeira plant reflects this ecological sensitivity.

Thirty percent of the project is already reserved, with preliminary sale and purchase agreements (CPCV) underway since early September.
