What does a genuinely low-carbon office retrofit look like in practice?⁠
⁠
The transformation of 5 New Street Square for Landsec, designed by Bennetts Associates, offers a compelling answer. Originally completed in 2008, the central London building has now been reimagined as a high-performing, contemporary workplace, proving that deep retrofit can deliver both reduced carbon impact and improved occupant wellbeing.⁠
⁠
Rather than replacing what already worked, the project prioritised retention and reuse: upgrading building services, transitioning to all-electric systems, and extending the life of existing infrastructure to minimise upfront carbon. ⁠
⁠
The result is a future-ready office on track for a NABERS 4.5-star rating, alongside BREEAM Excellent and an EPC B.⁠
