At 3 St Paul’s Place in Sheffield, Jasper Sanders + Partners have redefined the common parts of a landmark Grade A workplace through a focused, strategic refurbishment.

Designed by Hodder + Partners and completed in 2016, the building sits beside the Peace Gardens and forms part of one of Sheffield city centre’s most significant commercial settings.

The project responds to changing expectations around workplace culture, tenant experience, environmental responsibility and long term occupation, showing how carefully targeted design interventions can extend the relevance of a premium office building.

3 St Paul’s Place presented a familiar challenge for contemporary workplace design.

The building remained architecturally robust and commercially significant, yet its shared internal environments needed to respond to a changed workplace landscape. Tenant expectations had shifted, sustainability requirements had intensified and common parts were increasingly central to the perceived quality of the building.

Jasper Sanders + Partners were appointed by Till Asset Management to enhance the building’s shared spaces while respecting the original architectural intent.

The result is a detailed refurbishment that improves arrival, circulation, amenity, welfare and active travel facilities, supporting tenant satisfaction, market appeal and the long term performance of the asset.

The refurbishment was shaped by a clear strategic purpose.

3 St Paul’s Place is home to internationally recognised organisations, including BDP and Arup, whose values place strong emphasis on environmental responsibility, cultural quality and workplaces that support both people and performance.

Rather than approaching the project as a cosmetic refresh, Jasper Sanders + Partners focused on the shared spaces that influence daily experience and tenant perception. Arrival, circulation, amenity and welfare were treated as critical touchpoints in the building’s ongoing commercial success.

For landlords, this reflects an important shift. Common parts are no longer secondary spaces. They play a direct role in tenant retenti

The property combines the independence of serviced apartments with the design, hospitality and social atmosphere of a lifestyle hotel. Across 114 thoughtfully designed apartments, guests can live, work and unwind with ease, supported by kitchens, living spaces, co-working areas, wellness facilities and relaxed social spaces.

Interiors by Fettle and The July’s in-house design team bring together Art Deco influences, warm colours, natural materials and playful details, creating a welcoming residential atmosphere.

Sleep is pivotal to this relaxed, residential experience. Hypnos mattresses were selected to support both short city breaks and extended stays, where consistent comfort becomes increasingly important.
